**NOTE: Rent is due on the 1st of each month. We consider rent late after 10am on the 2nd day of the month. Monthly rent payments are deposited into our federally regulated escrow account to confirm clear funds. We provide an updated "owners statement" via the link above between the 10th and 15th day of each month. As a standard, available funds (transferred via ACH) to will be avaialble in your designated account by the 15th day of each month .**

Document Manager

In the document manager above you'll find all relevant paperwork and record keeping. This includes the executed lease agreement, managment agreement, repair invoices, proof of rent collection, rent payment invoices and monthly escrow balance sheets. You'll find SEVEN (7) folders housing your documents below. They include:

  • Management Agreements :: folder contains all paperwork executed as part of the management agreement with the Landord. Including the management agreement, property intake forms, intake inspection and landlord insurance binder.
  • Lease Agreements :: folder includes all paperwork executed as part of the lease agreement. Including the lease itself, tenant walk through, proof of renters insurance, maintenance exhibit and initial security deposit.
  • Repairs + Invoices :: folder includes all invoices and proof of payment for repairs.
  • Owner Statement :: the folder is divided into sub-folders for each month of the year and includes the rent invoice, corresponding proof of payment for that months rent, an updated escrow balance sheet & repairs invoices for that month.
  • Tenant Rent Payments :: folder includes a copy of the rent received from the tenant.
  • Tenant Notices :: folder includes special notices, demand letters, notice of eviction and/or communication with the tenant.
  • Applicant Processing :: folder includes all documentation for initial tenant application.
