Making Sense of the Stats

Our real estate statistics are based on the latest numbers from the Atlanta Multiple Listing Service. Every time you make a home search or view an Atlanta real estate area on this website, our data feed gathers search-specific information on homes for sale, sales pending, and homes sold this week. We then calculate averages for price, time on market, absorption rate, and months of inventory. Those new to real estate statistics can read an explanation of each term below. 

Information From the MLS

Homes For Sale: All houses listed for sale by Realtors in the area or search category you've chosen.

Sales Pending: Houses listed for sale where the seller has accepted an offer from the buyer, but the sale hasn't closed yet.

Sold this week: Houses listed for sale that have sold within the past week.

Averages

Price: The average price of houses listed for sale in the area or search category you've chosen.

Time on Market: The average length of time houses have been listed for sale in a particular area.

Absorption Rate: The rate at which real estate is selling. We calculate this figure by dividing the total number of homes for sale by the number of sales pending.

Months of Inventory: The length of time it will take the market to buy all houses for sale. We calculate this figure by dividing the total number of homes for sale by the number of sales pending.
