Atlanta Foreclosures for July 15th 2010

Hi ... it's Joshua and today (Thursday, July 15th 2010) I've got nine (9) new Atlanta foreclosures and short sales to review with you today. There are a range of properties on the market today ranging in price from $29,900 to $1,499,000. That's right -- $1.5 million and given the conditions in today's market we're bound to see more and more million dollar listings hit the Atlanta foreclosure and short sale market.

Oh ... and before I go ... if you know anyone looking for alternatives investment strategies to support their struggling portfolio's, please ... don't keep me a secret!

Atlanta Foreclosures for July 10th, 2010

All right. All right. All right. Today is Saturday and I'm going to tour eight (8) new Atlanta foreclosures that came on the market in the last 24 hours. For you cash investors watching today's episode, there are a couple here worth a second look. Particularly if you're looking for solid buy and hold rentals.  So ... let's get started:


The Poor Rich

David Streitfeld, columnist with the NY Times says Biggest Defaulters on Mortgages Are the Rich

More than one in seven homeowners with loans in excess of a million dollars are seriously delinquent, according to data compiled for The New York Times by the real estate analytics firm CoreLogic.
By contrast, homeowners with less lavish housing are much more likely to keep writing checks to their lender. About one in 12 mortgages below the million-dollar mark is delinquent.
The CoreLogic data measures serious delinquencies, which means the borrower has missed at least three payments in a row.

First... what defines "rich"? Because as a witness to the luxury real estate market in Atlanta between 2001 and 2007 I can assure you that being rich was not a prerequisite for buying a home priced over $1 million. In fact, the Atlanta luxury home market... July 7th 2010

You'll Always Remember Your First

This is my first blog post.  And it's the first of many where I'll give you a "behind the scenes" look at the fascinating world of Atlanta Real Estate from a unique (if somewhat cynical) perspective - mine!  I plan to cover a range a topics - some serious ... some not so serious ... all brilliant.   And I'm looking forward to maybe getting to hang out with you in the online world of bloggery and prodigiousness.  Or maybe we’ll get to meet “in real life”, as the kids say, if you do business with my two brothers. Today is July 6th, 2010 and I'm back after a long holiday weekend. Went camping. No phones. No internet. No TV. Just me, the heat, some bugs, some dirt and a tent. Ok ... so back to real estate. There are thirteen (13) new listings today. And, as always, just one BEST BUY. Check it out.
