What Happens Next?

As you you may or may not know ... over the last week my team and I have been busy this week putting together marketing materials, promoting your home to our database to help build "word of mouth" and talking directly with agents working with buyers in your market area and price range.  And because all of this "behind the scenes" stuff isn't apparent ... you might be asking yourself "what happens next"? 

One of the key components in many marketing plans is to identify distinct groups of likely buyers. Once identified, advertising, direct marketing and other forms of promotion can be focused on the group, catching their attention and triggering a phone call for more information. Because each home attracts a different buyer group, I devise a unique plan for every home marketed, then take action to guarantee a successful sale.  This past week has been all about establishing a unique plan for your home.

Below is a quick reference outline of all the marketing activities my team and I are working on right now to guarantee a successful first week on the market.  Our goal is simple ... to get your home SOLD for the most money ... quickly ... and with the least amount of hassle to you.

create & distribute full color, high gloss property flyers.

Flyers are delivered every Tuesday to local real estate offices and an electronic version is e-mailed weekly to a qualified database of buyers and top buyer's Agents from now until we find your buyer.  I've found this is a great way to keep your home top of mind for buyers currently in the market for a home like yours.  I'll also be recording a 800# "Talking Ad" highlighting the major selling features of your home - these will be available within the week.

pictures, video & social marketing.

Because FMLS and GAMLS allow a limited photo presentation ... I’ve employed several additional marketing strategies to increase the visibility of your home on the internet.  From YouTube video slideshows to engaging directly with potential buyers on Facebook and other social media platforms ... you can rest assured you're home will get the attention it deserves.

on Thursday we "LIST" your home in the MLS (multiple listing service).

Starting Thursday of this week your "listing" is available to ALL the agents working with qualified buyers in your immediate market area and price range.  Generally speaking, it takes up to 3 days for your property to begin making it through agent "show lists" and can take up to a week (7 days) to be available on public Internet real estate search portals (ie. Realtor.com, atlantamls.com, RealSourceBrokers.com, Trulia.com, Zillow.com, etc.)

I want you to know exactly what other agents and your prospective buyers see when they look at your home on the Internet and the agent access MLS.  Thursday afternoon ...
