What Is Showing Feedback?
The truth is it doesn't matter what you or I think about your home. When you're selling ... the only thing that matters is what potential buyers think about it. Following up for feedback after a buyer tours your home is a cornerstone of our marketing service. Experience shows asking potential buyers (and their agents) a few thought provoking questions about touring your home vs. all others they've seen helps us get on the inside track to solve problems in our approach to marketing that might otherwise go unnoticed.
Feedback allows us too quickly:
• Identify specific problems buyers may have (colors, decorating, odors, etc).
• Determine if our listing price is optimal for up to date market conditions
• Find out if the buyer is interested in purchasing your home
• Gain additional knowledge about competing homes for sale.
Here's how it works:
1. Each time your property is shown to a prospective buyer, the showing is logged in the electronic lockbox that holds your key and is downloaded the following day to our central computer system.
2. We then follow up with each showing agent up to three times to solicit his/her buyer's comments on your home and send them a survey via email allowing them to fill out the form and answer a few critical questions about your home and their experience.
Once submitted, we post these comments to your secure webpage for view at your leisure and sends an email letting you know the survey is available.
3. As our client, you also receive a secure online account that allows Joshua to post all feedback and relevant marketing activities for your review.
What does this mean to you?
It means we get immediate, direct feedback from prospective buyers of your home allowing us to correct any misconceptions about your home or improve on problems with the way your home shows BEFORE they impact negatively on the sale of your home.
Our system logs all the agents of prospective buyers that have seen your property. We use this to instantly email every agent that has shown your home to let them know when we are about to receive an offer. This can help lead to multiple offers or a bidding war on your home.
We can also use the system to let other agents know about any changes in your listing – such as price reductions or bonus selling incentives. After all, what good is a marketing change if nobody knows about it?
