What is the Multiple Listing Service (MLS)?
FMLS® and GAMLS®
First Multiple Listing Service and Georgia Multiple Listing Service are Georgia's largest computer databases of homes for sale, with more than 80,000 listings across the state. Realtors use these databases to market and promote their own listings, and to cooperate with other Realtors.
If a property on the FMLS or GAMLS sells, the Realtor who listed it is compensated with part of the commission. A large portion of real estate transactions are a result of direct MLS exposure. Having your home in the MLS exposes it to thousands of local real estate agents who otherwise would not have known that your property was for sale and would not have shown it. These are the same MLS services used by traditional brokers who usually charge six or seven per cent commission – we'll list your home at five per cent commission or less.
And Why Does Georgia Have Two?
Atlanta is one of a few metro areas that has two Services – FMLS is used primarily by Intown Atlanta agents (inside the I-285 "LOOP") and GAMLS is used primarily by agents who work outside the city. To ensure maximum exposure for your home, it's imperative that your broker and agent are members of both.
